Roof
The roof will be traversed whenever possible for inspection. Binoculars, a camera pole, or drone may also be used to achieve a thorough analysis if traversing is deemed unsafe or damaging to the roof. Roof covering materials, gutters and downspout systems, flashings, roof vents, visible chimneys and flues, and skylights will all be described and analyzed for deficiencies as part of your inspection. Plumbing
Fixtures and faucets, hot water systems, water supply lines, water temperature, flow, and pressure will all be checked for deficiencies as part of your inspection. For more details follow this link to the Washington Standards of Practice.
Electrical
The electrical system of the home will be examined with a primary focus on safety. The main electrical panel will be inspected for proper over-current protection along with verification of outlet operation and (GFCI) protection where required. HVAC
Heating and air conditioning systems will be checked for safety and proper operation. Condition and age of components will be noted in the inspection report as well as the typical lifespan of such components. For more details follow this link to the Washington Standards of Practice.

Crawlspaces and attics that are deemed safe and accessible will be traversed in order to inspect the foundation and other structural components of the home.
